Population: 11,874 Wayland is divided by Boston Post Road (RTE 20). The area that borders Lake Cochituate and the town of Natick on the south side, is referred to as "Cochituate". This area is comprised of many older homes of various styles - capes, ranches and colonials. Many of the larger homes and estates are on the north side near Weston, Sudbury and Lincoln.

Wayland is known for its excellent school system and for its acres of conservation land.
