Distinctive neighborhoods
If you take a wrong turn while on your way to the famed Al & Alma's Restaurant located in the heart of one of Mound's residential districts, ask a local and they'll tell you "it's on Phelps Island at Cook's Bay and if you haven't found it, you haven't driven far enough." Winding streets and a lake at every turn have led generations of Mound residents to create names like Phelps Island, Three Points and The Highlands to describe their neighborhoods. With 38% of the town being water, neighborhoods conform to the shoreline, not our sense of direction.
From cost to type to size, there is great variety in Mound's housing stock.
The 2000 census shows Mound has 4,118 housing units, of which 78% are owner occupied, 18% are renter occupied, and 4% are vacant due to transition of occupants.
The majority of Mound's housing stock was built sometime after WWII with nearly 29% built in the 1970s alone. Many of the older homes in Mound were originally cabins and later converted into year-round residences. Newer homes include a wide variety of split level, ramblers and multi-story homes.
Housing values in Mound range from approximately $25,000 to well over $500,000. The 2000 Census illustrated that Mound's median home value of $140,300 provides an opportunity to live in an affordable community with all the benefits of lake recreation and small town character. Housing values rose roughly 62% during the 1990s.
